Percy Street

Project Overview

Tucked away in the heart of West London’s W12, this residential transformation involved a striking loft extension and a full interior reimagination of a semi-detached home.

The Percy Street project exemplifies our approach to blending thoughtful architectural interventions with functional beauty, resulting in a sleek and elegant urban home tailored to modern living. A modern extension and renovation, the scheme focuses on clarity in form, the reuse of materials, and detailed construction choices that work together to enhance light, space, and movement throughout the home.

Design Approach

Standard roof extensions were ruled out early as they’d disrupt the shared roofline. Instead, we built a single-room extension over the rear outrigger to create a new kid’s bedroom. Done under permitted development, it sits directly above the existing bedroom below. This stacking allowed the entire second floor to open up to the roof, forming a connected children’s level with a central double-height playroom, all while keeping the original roof profile from the street.

We built a central tower in the playroom with a bathroom below and a snug above—accessed from the play area and designed like a ‘crow’s nest’. Porthole windows look down into the space and out over the city. Exposed roof joists give a treehouse or ship-like feel, and multiple roof windows flood the space with natural light.
